Q: How Does the Process Work?
A: We have a very simple process that makes things very easy. And, we do everything! Just call, text or fill out a form to discuss your situation and the property you have for sale. We will meet, then I will give you a no obligation offer right away. Once the offer is accepted, the title company will do a quick title search. Once that is done, which can be 2-3 days, we can close. I could take a little longer if it takes more time to get a mortgage or lien payoff. More about our process here.
Q: Do You Offer Rent-Back Options?
A: Yes we do. We offer rent-back, lease-back, buy-back and equity access while keeping control of your house. We also loan money against your equity as a hard money loan. Learn about accessing your equity here.
Q: Can I Sell a House No Matter What the Condition Is?
A: Yes. We buy land, meth condemned houses, fire damaged houses, the roof is falling in house, anything, even nice houses that just need to be sold fast. We will buy your house with any of these needed house repairs. And, we will buy your nice house or house that just needs carpet and paint.
Q: Can I Sell My House While in Foreclosure?

There could be some obstacles like a lot of repairs, how close to a sale date you are and what your moving options are, but typically it is easy to get a sale done. We can offer many options form lending, sale-leaseback and free rent.
Q: Can I Sell My House While In a Bankruptcy?

Even if it has been dismissed, most of the time you will need the Trustee’s approval. It takes 4 to 6 weeks to get this approval. If you are too far into the foreclosure period, there might not be enough time to stop the foreclosure.
Q: Can I Sell My House After Loan Modification or While in Forbearance
A: Yes. We will work with your bank to get the payoff amounts, including all of the back payments, quickly. This way you can get your house sold while you are in a modification or forbearance.
Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. We want to buy your house…not list your house. We are professional home buyers. We buy houses in Utah from Logan to St. George, Ogden to Provo and Salt Lake City to Tooele that meet our purchasing criteria. From there we may repair the house and resell it to another home owner or keep it as a rental ourselves. We are not getting your property under contract and then just selling the contract or “assigning” the contract. We are buying your house and taking title.
Q: Do you pay fair prices for properties?
A: Yes we do. Many of the houses we purchase are purchased somewhat below market value because they need a lot of repairs, need to be sold fast, the sellers need moving assistance or rent back options or they need money before they move. In most cases people can get a little more money by listing their house on the MLS if you don’t mind a lot of people going through your house and the extra time it takes to list your house. Q: How do you determine the price to offer on my house?
A: Great question, and we’re an open book. Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and the values of comparable houses sold in the area recently and come up with a fair price that works for us and works for you. We also build in a modest profit unless we can add value buy doing repairs. You are NEVER under any obligation to accept our cash offer to buy your house. We are always here to answer your questions.
Q: Are there any fees or commissions to work with you?
A: There are no fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit, we’ll buy your house and pay the fees and closing costs. It is a simple process with no hassles.
Q: How are you different from what a real estate agent would do?
A: I am a direct buyer that can close in 5 days regardless of the condition of your house. A real estate agent will list your house, there will be a lot of showings, then the inspections and appraisal after an offer is decided on, there will be requests for repairs to be made then more inspections and finally you can close if the buyer does not back out for any reason. The listing process takes 45 to 60 days or longer if the buyer cancels for some reason.
Q: Is there any obligation when I submit my info?
A: There is never an obligation to us after we give you an offer. If you do not want to accept my offer, we can part friends. I will never hassle you after you get your offer if you do not want to work with me.
